Project Trestioara

The residential complex of the river valley is located jut Trestioara National Road no. 1, about 30 km from Brasov, between Vladeni and Persian - in the right staging CFR Valley Homorod Trestioara river valley.

The area is relatively flat, most plots have a maximum inclination of 4 to 5% but there are also lots that slope climbs to 10 -12%. The compound is surrounded on 3 sides of an old beech and oak forest, belonging Dumbrava.

The plots of land start at DN1 and continue about 2 km, almost perpendicular to DN1.

Transylvania Motorway A3 (Bechel project) will go to about 50 m from DN1 in this area, according to sketches landscaping plan approved for this project.

The plots have different areas, usually 700 sqm - 1000 sqm, a large part of the lots have a side opening directly to the forest.
Each lot has a street front at least 12 meters with an average la 18-25 m. There are lots of 50 m to the street front.

The first parcels have direct access from DN1 (they are for a service station, most likely in excess WCO) and the rest to get the existing gravel road, passable in all season.

GPS coordinates of the project are in the system used on sites Garmin GPS N 45 45,422 E 25 17,943 and in the GPS system used by sites IGO N 45.74953 and 25.30852 E.

As urban situation, the whole project was prepared a landscaping plan that provides a total of four areas: residential, tourist facilities, commercial facilities and an area of consumer service.

The differences between these areas are urban-level indicators: POT (percentage employment Terni), CUT (coefficient of land use) and height regime. For example, area of interest is treatment facilities Ground floor + 2 floors + attic, MAY 40% (on a 1000 sqm plot can be done with a building footprint not exceeding 400 square meters) and CUT 1.5 (area of the building can not exceed 1500 sqm).

The front part of the project (near DN1), is already a group of 5-6 and in the assembly building on 3 lots to start raising houses / hostels.

Utilities
- Water: There are an abstraction of water on the ground now built around 30 - 40 years, but capture that do not meet current standards of quantity and quality of the European Union, so that access to water will be solved in the first stage alone, the fountain or put. Mayoralty with owners association formed by owners of plots sold so far are those who decide on how to continue capturing new approaches or rehabilitating existing capture and aductiunii.
- Electricity: the edge of the field there is a transformer, near the National Road 1, connected to an air of 20kV line with DN1.
- Methane gas: from about 800 to 1000 m there is a bus project Transgaz and is very likely that only after the significant building in the area (at least 40-50 buildings) to be interest from distributors to make an investment in this respect .... Until then (like in Bran) is the travel - holiday homes, provides heating with firewood (the forest is in the vicinity and may require approval from the Kerslake family for several cubic meters for a stove or a central ermica wood).
- Drainage: is stipulated in the landscaping plan approved by the County Council and by the Local Council Dumbravita, but in the first stage of drainage solutions will likely involve one septic tank on each plot, which later will be connected to the system centralized collection and waste water after it will be built.

All parcels are owned BLP SA. Some of the parcels are owned in the land and SC BPEL Ltd. (the name previously carried BLP SA in 2004).

In terms of administrative projects are located in Dumbrava BLP, Vladeni village. For the 2009 tax year set by the mayoralty of the village Vladeni (village category V) in the sub-area D the sum of 143 lei per hectare for land building built. This means that a plot of 1,000 sqm is paid for one year amount to 14.3 billion - one of the lowest taxes for a building built in the country field.
